HSF Kramer joins City HQ upgrade trend with Broadgate move

HSF Kramer has agreed a long-term lease for a new London office at 8 Exchange Square on the Broadgate Estate.

The move will bring together its existing London teams into a single headquarters and is expected to complete in 2030.

HSF Kramer has confirmed it will relocate its London headquarters to 8 Exchange Square at the Broadgate Estate in the City, signing a 21-year lease. 

The move will see the firm consolidate its current London offices into a single, modern base, with completion targeted for 2030. The new office will feature modern workspaces, a dedicated entrance, cycling facilities and a rooftop terrace.

Next phase

The new headquarters is adjacent to Liverpool Street station, just steps from the firm’s current building Exchange House on Primrose Street. Slaughter and May advised HSF Kramer on its relocation.

Jeremy Walden, executive partner for the UK and EMEA, said the new office will be “a new, state-of-the-art environment that is designed around the needs of our people and clients and perfectly positioned to deliver the next phase”.

The office decision also comes as the firm continues to bed in its 2025 transatlantic combination between Herbert Smith Freehills and US firm Kramer Levin, which created HSF Kramer. A flagship London headquarters plays a central role in reinforcing the firm’s position in the City while cementing London’s role as a key hub within its global network.

Office upgrades trend

HSF Kramer is the latest major firm to reshape its London footprint. Linklaters has moved to 20 Ropemaker Street from One Silk Street, while Clifford Chance is set to leave Canary Wharf for Aldermanbury Square in 2028 and A&O Shearman will relocate to Broadgate next year.

Kirkland & Ellis has left the Gherkin for new City offices, and Gibson Dunn is planning a move to One Exchange Square, placing it within the same Broadgate cluster as HSF Kramer.
